Terms of Service

Use of Stublet (the app and the stublet.app website) is your agreement to these terms. If you don't agree, don't use the service.

Use is limited to people 18 and over. Subletting is a legal arrangement that requires capacity. By signing up you confirm you are at least 18.

Account: you are responsible for providing accurate information, keeping your sign-in factors safe (phone, email, OAuth), and not sharing them. Phone verification is required to publish a listing. You may not create multiple accounts, impersonate anyone, or transfer your account. Accounts created via Google, Apple or Facebook are also subject to those providers' terms.

Stublet is a marketplace that connects hosts — tenants who want to sublet their place — with subtenants. The service uses your social network so you can prefer dealings with people you know or know-through-friends.

What Stublet is NOT:

• Stublet is NOT a party to sublet agreements between users. Any contract is directly between host and subtenant
• Stublet does NOT process payments, hold money in escrow, or charge fees. Rent and deposit are arranged directly between the parties, off-platform
• Stublet is NOT a real-estate agency, property manager, or independent identity verifier
• Stublet does NOT run criminal-background or credit checks on users

By posting a sublet listing you represent and warrant that:

• You have the legal right to sublet the property — you own it, or your lease permits it, or you have your landlord's permission
• Everything in the listing — description, photos, location, dates, price — is accurate, current, and truthful
• The photos show the actual property, not a different one
• You have the right to display the photos (no third-party copyright violation)
• If you enter a precise street address, it will be visible to anyone who can see the listing — what you expose is your call

Misleading listings, listings for properties not actually available, or listings that are really ads for another service are prohibited. Stublet may remove a listing that is misleading, in breach, or has drawn substantial reports.

Strictly prohibited on Stublet:

• Fraud: impersonation, asking for money off-platform before vetting, fake listings
• Harassment: violent, sexual, racist, or threatening language
• Spam: identical messages to many followers, non-sublet commercial promotion, malicious links
• Platform circumvention: pushing contact off-Stublet to evade reporting, before the parties have agreed on a specific sublet
• Scraping: using automated tools to harvest listings or profiles
• IP infringement, anything illegal, or anything intended to dodge tax

Content related to child sexual exploitation (CSAE): zero tolerance, full stop. Reports are handled immediately, the account is suspended, and details are referred to the authorities. See the "Safety & Moderation" page.

The trust system is not a substitute for judgment: verifications and degrees of separation are aids. A verified phone or email only confirms the user controls them, not full identity. Stublet does not endorse users and does not run background checks. Before subletting we recommend: meeting in person, visiting the property yourself, asking for proof of ownership — or, if the host rents the place, the original lease or the landlord's consent — and signing a written sublet agreement.

The content you upload to Stublet — photos, listing descriptions, bio, messages — remains yours.

By uploading content you grant us a worldwide, non-exclusive, royalty-free, transferable, sublicensable license, limited to operating, marketing, and promoting the service. The license terminates when you remove the content or delete your account, subject to time needed for technical processing (backups, active safety reviews, legal-hold obligations).

You represent that you have the rights necessary for everything you upload.

Copyright complaints: [email protected] with full detail — what the content is, where it appears, your identifying details, and a statement that you are the rights-holder. We respond within 14 days and remove infringing content.

Stublet's booking system is a request system, not a binding-contract system.

• When you send a request, you're proposing that the host explore subletting on those dates
• When a host accepts, the dates are marked as occupied on the listing so neither party wastes time on conflicting requests
• Acceptance does NOT create a legal contract between the parties. The actual sublet agreement — terms, final price, period — is negotiated separately between host and subtenant (preferably in writing)
• Stublet is not responsible for the agreement being honored, money changing hands, or the deposit being returned

Our reporting system is available on every listing, profile, and message. You can report fraud, impersonation, harassment, suspected CSAE, spam, copyright infringement, or anything that breaks these terms.

When a report is filed on a message, our safety team may review that message to handle the report — the reported message only, not the rest of the conversation. We do not routinely monitor messages.

We review every report within 24 hours. CSAE reports get immediate priority. Possible actions: warning, content removal, temporary suspension, account deletion, referral to authorities.

Blocking: you can block a user at any time. Blocking removes them from your feed, prevents them from following you, and removes any way of contacting you.

On our side: Stublet may suspend or delete an account if a user breaks these terms, the safety policy, or the law. For severe breaches (CSAE, fraud, violence) we act without notice. In other cases we'll try to notify you and give you a chance to fix things first.

On your side: you can delete your account anytime under Settings > Delete account, or by following the steps on the "Account & Data Deletion" page.

After suspension or deletion, the content-license, limitation-of-liability, indemnification, and governing-law sections survive.

The service is provided "AS IS" and "AS AVAILABLE". We work to keep the service up and stable, but we make no commitment about uptime, absence of bugs, or full accuracy of listings and other users' information. We may, without prior notice, update the service, change features, or retire features that aren't in meaningful use.

To the maximum extent permitted by law, Stublet and its owners, officers, and employees will not be liable for:

• Any indirect, consequential, incidental, special, or punitive damages
• Lost profits, lost data, or lost opportunity
• Damages arising from: sublet deals between users, misleading listing information, infringement by another user, property damage during a sublet, or service interruptions

Stublet's total liability to you under any cause of action is limited to the amounts you've paid us in the last 12 months — and since Stublet does not charge users, that amount is zero.

Israeli consumer-protection laws: nothing in these terms releases us from liability under laws that cannot be waived.

You agree to indemnify Stublet, its owners, officers, and employees against every claim, demand, loss, or damage (including reasonable legal fees) arising from:

• Content you post or send
• Your use of the service in violation of these terms or the law
• Your infringement of a third party's rights (privacy, IP, or other)
• Any dispute between users, including sublets that didn't happen or that happened and were cancelled

This obligation survives the end of your use of the service.

All rights in the Stublet app, its source code, design, logo, and the trademarks "Stublet" and "סתבלט" — belong to Stublet's owners.

You receive a limited, non-exclusive, revocable license to use the app for personal, non-commercial purposes — under these terms.

Not allowed: copying, duplicating, reverse-engineering, bypassing security measures, or using Stublet's brands without explicit written permission.

Governing law: these terms and the relationship between you and Stublet are governed solely by the law of the State of Israel. Exclusive jurisdiction over any dispute rests with the competent courts of Tel Aviv-Jaffa.

Changes to terms: we may update these terms. A material change is surfaced in the app before you continue using it; continued use after 30 days is your acceptance. A cosmetic change is reflected by the "last updated" date at the top of the page.

If any provision is held invalid by a competent court, the remaining provisions stay in full effect.
